Smokers and loud, lousy neighbors. This building bans smoking, and obviously that did not go over well. The tenants in this building will also keep you up until 4 in the morning blasting music and doing their own construction on their apartments. Can you say cheap? And don't bother telling the doorman or management company, they do nothing about it. On a scale of 1- 10, 77 east 12th street ranks a big fat 0.

just saw the 2-bedroom, 2nd floor unit w/1000+ sq foot patio; a patio where every living, breathing creature in all of the surrounding buildings is starring right down on you and you're views and sunlight drum up the sort of excitement you feel on your to the toilet. asking for $5500 but willing to work with me on the price. yeah, i bet they were. wouldn't rent that sh!thole for $3500.
p.s. sorry, but i couldn't disagree more with your assessment on the location. it's as bad, if not worse, than most think.

One thing that we thought was strange about the article is that it seems fairly anecdotal to us - all Fannie Mae was willing to say publicly is that they are "reviewing" ground lease agreements in the area. And even if Fannie stops purchasing mortgages in BPC in the near-term, once the mortgage market thaws out fully, it may not matter in the long run. All that this really means is that if you are a cash buyer and can somehow find that handful of sellers that need to sell RIGHT NOW, you will probably be given a phenomenal deal.
