
In our quest to determine what a reasonable price would be for the newly unveiled Liberty Luxe and Liberty Green we decided to head over to Streeteasy to get some comps for the Visionaire, a luxury building in an (arguably) less desirable Battery Park location.
So...surprised we were when we discovered that there actually appear to be no recent comps according to Streeteasy. In fact, the Visionaire, which we always thought was comparatively healthy seems to have not closed a single unit in 2010 (it's JUNE folks) and has done little this year except pull various listings off the market.
Is it us? Streeteasy? Or is more trouble brewing in BPC?

I'll take the bait regarding the "better" location of Liberty Luxe and Liberty Green VS. Visionaire. Better for what? Certainly not better for the River, Harbor, and Statue views that BPC is famous for. Or the quite, uncrowded, parklike atmosphere of Wagner Park. Sure, the North End is more convenient to Tribeca, and Whole Foods, but the South End has it's unique personality, which as many people prefer to the North End's more commercial personality.

Hi Terry - great to hear from you. I think it's definitely a trade off too. I actually think south BPC is more convenient for restaurants and certain subway lines as well. In north BPC, in order to actually get to a restaurant or a decent convenience store, you pretty much have to go all the way to Tribeca or to the World Financial Center whereas most south BPC buildings have these types of businesses right outside their door.
North BPC though is adjacent to Tribeca however - even though it lacks a decent restaurant (unless you count Pan Latin which we don't because it's so darn overpriced and has a very specific menu). Lots of buildings in north BPC have views as well PLUS you get to have Rockefeller Park right outside your door in many cases. And that new community center is being built, which should also contribute to the amenities in the area.
North BPC though is adjacent to Tribeca however - even though it lacks a decent restaurant (unless you count Pan Latin which we don't because it's so darn overpriced and has a very specific menu).
