


When we looked at this
Although $459k is still too high for a smallish studio between Avenues B and C, we were intrigued by the listing photos, which show beautiful flooring and two types of exposed brick. It was only when we clicked over to the floorplan that we realized that the apartment has the approximate dimensions of a hallway, with a large chunk of the space measuring at just 8'2" wide (huh?). Don't forget to check out the weird bathroom that's off of the kitchen (we're not sure the hallway fridge really counts as a "kitchen" anyway) and how you have to walk through the "sleeping area" to get to the kitchen AND the bathroom. This all combines to make this layout one of the strangest that we've ever seen in this price range.

Is it possible this was a 16' wide open floor plan that was chopped in half? 8' wide, exposed brick on one side, questionable kitchen, all this for $459K...NYC is on the rebound :)
Hi OM - that's an interesting thought, although it has entrances on both ends, which seems kind of odd for that type of chop, although who knows, maybe there's another unit with two doors right next door :) We haven't been to see this apartment, but would be curious to see some thoughts from visitors.
I think this kind of layout is common in old tenement buildings. I lived in one with a very similar layout, except it was a bit wider (11' wide at the widest point). It had the exact same bathroom, too.
These tenement buildings are generally 25' wide and 50-60' deep, and splitting each floor into two long thin apts per floor like this seems like the best way to go. Originally (in the 1800s and early 1900s) there were 4 apts per floor, with a shared bathroom in the hallway -- that could be the reason for the placement of this bathroom.
I think the main issue with this place is that it's on the ground floor, so there's only a door between your home and the sidewalk. I wouldn't want that on Park Ave, and definitely wouldn't want it between aves B and C...

We agree with you on the ground floor btw, especially since this unit has two separate ground floor entrances (albeit one is from the garden).
